Texas' 15 Fastest-Growing Suburbs and the Salaries Needed To Afford Them

Everything’s bigger in Texas, including its many growing suburbs. Data from a recent MoneyLion study reveals the population in 15 Texas suburbs has increased by more than 30% from 2019-2024. Four suburbs in particular stand out for experiencing triple digit growth. Fulshear, Celina, Princeton and Melissa have each seen their respective populations increase by more than 112% within a five-year span.
MoneyLion found these suburbs from an existing study on America’s fastest-growing suburbs. This study defined suburbs as locations with a minimum of 5,000 total households which are not named cities in the metropolitan area. We analyzed each suburb’s total population and median household income. For this piece, we kept all Texas suburbs where the total population increase was 30% or greater within five years. Methodology: MoneyLion defined suburbs as locations with at least 5,000 total households and not being a named city in the metropolitan area. Using the U.S. Census 2019 and 2024 ACS, the total population, total households and median household income were all sourced. Only the locations with at least a 20% increase in total population from 2019 to 2024 were kept for this study. Cost-of-living indexes were sourced from Sperling's BestPlaces and national average expenditure costs for all households from the Bureau of Labor Statistics Consumer Expenditure Survey. The average home value was sourced from Zillow Home Value Index. Assuming a 10% down payment and using the national average 30-year fixed mortgage rate of 6.38%, as sourced from the Federal Reserve Economic Data on March 27, the average mortgage was calculated for each suburb. Using the average expenditure and mortgage costs, the total cost of living was calculated for each location. The suburbs were sorted to show the largest 5-year increase in total population. All data is up to date as of March 27, 2026.
