Gen Z vs. Millennials: Who Has It Worse for Housing Costs in Every State?

Millennials can’t seem to catch a break when it comes to housing costs. Data from a new MoneyLion study reveals the generation stereotyped for spending their discretionary income on avocado toast and lattes instead of saving to buy a home pays more for housing compared to younger generations. Key findings indicate millennials are paying hundreds to thousands of dollars more than Gen Z in every U.S. state to cover monthly housing costs.

For this analysis, MoneyLion defined millennials as individuals with birth years between 1981 and 1996 and Gen Z as those with birth years in 1997 and later. We reviewed each state’s total population and number of households as well as median household income and national average expenditure costs for millennial and Gen Z households. Each state’s average cost of expenditures was calculated using the average expenditure costs and cost-of-living indexes for both age groups. Housing costs were isolated for millennials and Gen Zers by using the housing cost of living index and average expenditure cost of shelter.

We then calculated the monthly and annual cost of housing for each age group and the difference between them and sorted the states by largest difference to show how much more millennials pay for housing compared to Gen Z.

  • Millennials spend $1,000+ more for housing than Gen Z to live in Hawaii. They pay a whopping $1,152 more every month.

  • It costs millennials $500+ more every month for housing in seven high cost-of-living states. These states are Hawaii ($1,152), Massachusetts ($851), California ($768), New York ($673), New Jersey ($547), Maryland ($544) and Maine ($523).

  • There are 13 states where millennials pay $10,000+ more than Gen Z to cover annual cost-of-living expenses: Hawaii ($13,796), Alaska ($12,718), Massachusetts ($11,675), California ($11,453), Connecticut ($10,579), Oregon ($10,470), Washington ($10,462), Maine ($10,358), Vermont ($10,250), Rhode Island ($10,122), New Hampshire ($10,065), Maryland ($10,055) and New York ($10,050).

  • While millennials pay more than Gen Z for housing in every U.S. state, there are 10 states where the monthly difference between the two generations is $300 or less. The states where millennials are best positioned to catch a financial break are Iowa ($299), Missouri ($299), Kansas ($296), North Dakota ($292), Indiana ($290), Kentucky ($288), Mississippi ($276), Alabama ($274), West Virginia ($274) and Oklahoma ($265).

Methodology: For this study, MoneyLion analyzed housing costs for Gen Z and millennials to find out who has it worse in every state. First, MoneyLion used the U.S. Census 2024 5-Year ACS to source the total population, total households and median household income. The average single-family home value was sourced from Zillow Home Value Index. Assuming a 10% down payment and using the national average 30-year fixed mortgage rate of 6.66%, as sourced from the Federal Reserve Economic Data on Aug. 5, 2026, the average mortgage was calculated for each state. The cost-of-living indexes were sourced from Missouri Economic and Research Information Center. The national average expenditure costs for households with birth year 1997 and later as well households with birth year 1981 to 1996 were sourced from the Bureau of Labor Statistics Consumer Expenditure Survey. Using the average expenditure costs for each age group as well as the cost-of-living indexes, the average cost of expenditures in each state were calculated for both age groups. Using the average expenditure costs and the average mortgage cost, the total cost of living was calculated for each state for both age groups. The housing costs were isolated for each group by using the housing cost of living index as well as the average expenditure cost of shelter for each age group. The monthly and annual cost for housing for each age group was calculated and the difference between them was found. The states were then sorted to show the largest difference, showing how much more the cost for housing is for millennials compared to Gen Z. All data is up to date as of Aug. 5, 2026.
