In a new MoneyLion study ranking the 50 fastest-growing U.S. suburbs, it was revealed that 23 suburbs have median household incomes under $100,000 annually. The research found there were four suburbs here you could live in for under $75,000 annually.

The following are the fastest-growing suburbs in the South, along with the salaries needed to afford them, based on the total annual cost of living.

Methodology: MoneyLion defined suburbs as locations with at least 5,000 total households and not being a named city in the metropolitan area. Using the U.S. Census 2019 and 2024 ACS, the total population, population ages 65 and over, total households and median household income were all sourced. Only the locations with at least a 20% increase in total population from 2019 to 2024 were kept for this study. Cost-of-living indexes were sourced from Sperling's BestPlaces and national average expenditure costs for all households from the Bureau of Labor Statistics Consumer Expenditure Survey. The average home value was sourced from Zillow Home Value Index. Assuming a 10% down payment and using the national average 30-year fixed mortgage rate of 6.38%, as sourced from the Federal Reserve Economic Data on March 27, the average mortgage was calculated for each suburb. Using the average expenditure and mortgage costs, the total cost of living was calculated for each location. The suburbs were sorted to show the largest 5-year increase in total population. All data is up to date as of March 27, 2026.
