America's Fastest-Growing Suburbs and the Salaries Needed To Afford Them

You don’t need to earn six figures to comfortably live in many of the nation’s fastest-growing suburbs. In a new MoneyLion study ranking the 50 fastest-growing U.S. suburbs, 23 suburbs have median household incomes under $100,000 annually.
After defining suburbs as locations with a minimum of 5,000 total households which are not named cities in the metropolitan area, MoneyLion analyzed each suburb’s total population and median household income. We kept the locations with a minimum 20% total population increase from 2019 to 2024.

Each location’s total cost of living was calculated using the average expenditure and mortgage costs.
Key Findings
The five fastest-growing suburbs have experienced five-year population booms of 100% or greater. They are Fulshear, Texas (252%); Celina, Texas (208.3%); Wildwood, Florida (157.5%); Princeton, Texas (132.6%); and Melissa, Texas (112.3%).
Texas boasts 15 fastest-growing suburbs, the most of any state: Fulshear (#1), Celina (#2), Princeton (#4), Melissa (#5), Manor (#7), Anna (#8), Fate (#10), Royse City (#17), Forney (#24), Glenn Heights (#26), Hutto (#30), Leander (#35), Red Oak (#39), Kyle (#44) and Midlothian (#46).
Florida and Utah tied after Texas with seven suburbs apiece. In Florida, they are Wildwood (#3), Groveland (#14), Panama City Beach (#22), Haines City (#25), Leesburg (#36), Clermont (#42) and Doral (#48). The seven fastest-growing Utah suburbs include Saratoga Springs (#11), Eagle Mountain (#12), West Haven (#16), Herriman (#23), Bluffdale (#29), Lehi (#43) and Hurricane (#47).
You can live comfortably in four suburbs for under $75,000 annually: Lebanon, Tennessee ($72,848); Coolidge, Arizona ($67,023); Haines City ($65,975) and Leesburg ($52,880).
You need to earn $170,000+ to reside in Celina and Fulshear, the two fastest-growing Texas suburbs. The median household income is $170,894 in Celina and $187,035 in Fulshear.

Methodology: MoneyLion defined suburbs as locations with at least 5,000 total households and not being a named city in the metropolitan area. Using the U.S. Census 2019 and 2024 ACS, the total population, population ages 65 and over, total households and median household income were all sourced. Only the locations with at least a 20% increase in total population from 2019 to 2024 were kept for this study. Cost-of-living indexes were sourced from Sperling's BestPlaces and national average expenditure costs for all households from the Bureau of Labor Statistics Consumer Expenditure Survey. The average home value was sourced from Zillow Home Value Index. Assuming a 10% down payment and using the national average 30-year fixed mortgage rate of 6.38%, as sourced from the Federal Reserve Economic Data on March 27, the average mortgage was calculated for each suburb. Using the average expenditure and mortgage costs, the total cost of living was calculated for each location. The suburbs were sorted to show the largest 5-year increase in total population. All data is up to date as of March 27, 2026.
